“Maintenance” covers a wide range of very different approaches, and the terms get used loosely. Here is a clear breakdown of the main strategies in use today, what each one actually means, and where it fits.
Reactive Maintenance (Run-to-Failure)
Equipment is run until it fails, then repaired or replaced. This sounds like poor practice by default, but for low-cost, low-consequence, non-critical assets, it can be the most economically sound choice — the cost of preventing the failure can exceed the cost of simply dealing with it when it happens. The problem arises when reactive maintenance is applied by default to critical assets rather than by deliberate analysis.
Preventive Maintenance (Time-Based or Usage-Based)
Maintenance tasks are scheduled at fixed intervals — a certain number of days, operating hours, or cycles — regardless of the equipment’s actual condition. It is predictable and simple to plan, which is its main strength. Its main weakness is that it assumes a fairly uniform wear pattern; done on equipment that does not fail predictably, it can mean paying for maintenance that was not yet needed, or occasionally missing a failure that happened faster than the schedule assumed.
Predictive Maintenance (Condition-Based)
Instead of a fixed schedule, the equipment is monitored — vibration analysis, thermal imaging, oil analysis, ultrasonic testing — and maintenance happens when the data indicates it is actually needed. This tends to reduce both unnecessary maintenance and unexpected failures, but requires investment in monitoring equipment, sensors, and the expertise to interpret the data correctly.
Reliability-Centered Maintenance (RCM)
RCM is not a fourth item on this list so much as a framework for choosing between the other three — for each specific failure mode of each specific asset, RCM analysis determines whether reactive, preventive, or predictive maintenance is the right call, based on the failure’s likelihood and consequences. Total Productive Maintenance (TPM)
TPM is broader than the other four — it is an operational philosophy, originating in Japanese manufacturing, that makes equipment care a shared responsibility across operators and maintenance teams rather than a maintenance-department-only function. Operators handle routine care (cleaning, inspection, basic lubrication) so maintenance specialists can focus on more complex diagnostic and repair work.
